CHIFLEY 37 MKII – VARIATIONS
You’ll need to bare with us, we didn’t make many structural variations but we have added many upgrades to the standard inclusions to the design. The display home in Thornton was a big influence on our upgrades but we made more on top of that. We won’t be attaching any prices to our variations.
STRUCTURAL VARIATIONS
GARAGE – We extended the width of the garage an additional 1m
LAUNDRY / POWDER ROOM – We swapped the two rooms to allow the powder room to have a shower
BATHROOM – We combined the bathroom and the WC as we weren’t able to fit a basic in the small WC, this improved the bathroom layout considerably
ALFRESCO – We extended the alfresco slab to the side of the house for a pizza oven
CEILING – We raised the ceiling on the ground floor and first floor to 2600mm high and increased the height of doors to suit
DISPLAY HOME UPGRADES
- Painted rendered Hebel finish in lieu of face brick
- Ceramic tiling to front porch
- Square set wall/ceiling junction throughout the home
- Double storey niche to entry hallway
- Smart tiled floor wastes throughout wet areas
- Linear floor grates in all showers
- 375mm extension to the rear of the alfresco slab only
- Ceramic tiling to alfresco
- Gable end alfresco, additional structural supports in lieu of centre pier, newport cladding feature, raked eaves and larger piers to suit
- Staircase upgrade
- Master bedroom wardrobe fitout

- Provide one x aluminium fixed window (AFW2424SP-3 Panels) including no bottom reveal in lieu of (ASD2424) to Lounge
- Provide one x aluminium fixed window (AFW2324SP-3 Panels) including no bottom reveal in lieu of (AFW2318) to Dining
- Provide one x aluminium fixed window (AFW0317) with 2314mm (H) raised head height in lieu of (AAW1006) to Powder
- Provide square set reveals to all Ground Floor windows
- Provide one x aluminium fixed window (AFW 686mm (H) x 2210mm (W) SP) in lieu of (AFW0315SP) to Laundry
- Provide one x aluminium louvre window (ALW2413SP) with key lock and 152mm blades in lieu of aluminium fixed window (AFW2413SP) to Living/Office
- Provide one x aluminium fixed window (AFW1224SP) in lieu of (AAW0724SP) to Office with head height approximately 1200mm (H) from FFL including square set reveals

- Provide one x aluminium louvre window (ALW2309) with key lock and 152mm blades in lieu of (AAW1218) to Kitchen rear elevation, centering between Island bench and Cooktop run
- Delete approximately 1300mm (W) x 600mm (L) benchtop and underbench cupboards to rear elevation;
- Provide 20mm Ceasarstone benchtop with standard range laminate underbench and overhead cupboards in lieu of four x melamine shelves to Pantry side elevation
- Provide approximately 1010mm (W) fridge space, reducing Butlers Pantry sink run to suit
DOORS
- Provide 10mm fully-frameless showerscreen to Powder in lieu of standard
- Provide one x 2400mm (H) x 1020mm (W) Stegbar Statesman AP1G Front Entry Door with clear glazing including 400mm (W) louvre sidelight with key lock and 152mm blades in lieu of standard
- Provide one x aluminium stacker door (AST2445SP-6) with sills recessed into concrete slab in lieu of (AST2439SP-3) to Alfresco, including additional structural support to suit
- Provide one x 820mm (W) x 2340mm (H) flush panel hinged door in lieu of 1020mm (W) flush panel hinged door to Bedroom 1
- Provide one x 820mm (W) x 2340mm (H) RIMP (Paint finish as selected) flush panel cavity sliding door with translucent glazing in lieu of 820mm (W) hinged door to Laundry
MISC
- Provide recessed wet area to Laundry and Powder
- Provide painted rendered Hebel finish in lieu of two x aluminium awning windows (AAW2308SP) to side elevation of Family
